Most Bountiful homes went up during the city's postwar boom, so the common jobs here are repairs and texture matching in 1950s to 1970s houses, testing and removing old ceiling texture, and drywall for basements and basement apartments. Estimates are free, with no obligation: call (801) 735-8491 or describe the job in the estimate form.
When Bountiful's homes were built and what that means for the walls
Bountiful was settled in 1847, the second pioneer settlement in Utah after Salt Lake City, and it stayed a farm town for nearly a century. In 1950 it had 6,004 residents. Then the commuters came: the city grew more than 183 percent in the 1960s alone, and by 1970 it had nearly five times its 1950 population.
The houses tell the same story. Census estimates for 2020 to 2024 put the median year built for a Bountiful home at 1973. About 63 percent of homes were built before 1980, and only about 7 percent in 2010 or later. The city's general plan says Bountiful is approaching build-out, with little land left for new subdivisions.
So most drywall work here happens inside existing homes. Walls in a 1950s or 1960s house have often been patched, painted and re-textured several times, and a repair has to blend into all of it. New board mostly goes into basements, remodels and additions.
Testing a popcorn ceiling in a Bountiful home before it comes down
The EPA lists textured paint and patching compounds used on walls and ceilings among the places asbestos may be found in homes, and it says not to sand or scrape material that may contain it. Utah's Division of Air Quality publishes a homeowner guide to removing asbestos-containing spray-on textured ceilings.
Utah's asbestos rule requires contractors hired for renovation to follow its inspection rules. The state now skips that inspection only for homes of four or fewer units built on or after January 1, 1992. About three in four Bountiful homes were built before 1990, so for most of them a sample of the ceiling is tested before anyone scrapes it.
If the test finds asbestos, removal follows the state's abatement rules. If it comes back clear, the work is simple to plan: cover the floors and walls, wet the texture, scrape it off, repair dings in the board, skim coat, prime, then paint or apply a new texture.
Drywall for a basement apartment under Bountiful's ADU rules
Bountiful allows internal accessory dwelling units, such as a basement apartment, in its single-family zones. The city dropped its family-only rental limit in 2018, removed the size cap for internal units in 2019, and made them an allowed use in 2021. Its general plan encourages basement apartments as a way to add rental housing.
City staff review internal units. The city's ADU page says the unit needs egress at its door to the outside and at bedroom windows, smoke and CO detectors, and either its own outside entrance or a shared area with a door into each unit. A lot with a single-family home can have one ADU.
Those rules shape the drywall plan. Bedroom walls frame around the egress windows, a new wall and door separate the two homes, and ceilings box in ducts and beams that were left bare while the basement was storage. Drywall covers the framing, wiring and insulation, so the inspections of that work come first.
Working with Bountiful's four-day building department
Bountiful permits go through CityInspect, the city's online portal. The building department at 795 South Main Street keeps Monday to Thursday hours, and city offices are closed on Fridays. Inspections are booked by phone at 801-298-6125 for Monday through Thursday, and a Friday inspection has to be requested by the Tuesday before.
That schedule matters on a drywall job, because the board can't go up until the work behind it has passed. We plan the hanging date around the last inspection. If the city can't inspect within three business days, its policy lets the applicant use a third-party inspection firm from the city's list, after telling the city first.
East winds, the Wasatch fault and cracks on the Bountiful bench
Bountiful's building department uses a design wind speed of 140 mph and seismic zone D2 for houses. Strong east winds have a history here: a National Weather Service case study of a 1999 Wasatch Front windstorm, looking back at earlier ones, notes a media report of a 110 mph gust in Bountiful during a November 1978 downslope windstorm.
Wind that lifts shingles often shows up indoors first, as a brown ring or a soft spot on the ceiling. Fix the roof, let the area dry, then decide. Board that is stained but firm can be sealed with a stain-blocking primer and repainted. Board that sags or crumbles is cut out back to the framing and replaced.
The Utah Geological Survey's 2019 geologic map of the Bountiful Peak quadrangle places the southern part of the Weber segment of the Wasatch fault in its urban valley area, and it notes many landslides in the area's clay-rich, steep ground. Diagonal cracks running from the corners of doors and windows are a common sign of movement. If one keeps coming back after a patch, have the cause checked before it is filled again.
Matching old wall textures in a 1960s or 1970s Bountiful house
A patch in an older home has to disappear into what is already there. Walls from these decades may carry a hand texture, an orange peel spray or a knockdown, sometimes one layered over another after a remodel. Damaged board is cut back to the studs, new board is set and taped, and the texture is tried on a scrap until it matches before it goes on the wall.
Paint sheen matters too. A patch is primed before the final coat, and the wall is often repainted corner to corner so the repair doesn't show.
Drywall questions from Bountiful homeowners
What does Bountiful require for a basement apartment?
City staff review internal ADUs. The unit needs egress at its outside door and bedroom windows, smoke and CO detectors, and its own entrance or a shared area with a door into each unit, and a single-family lot can have one. Ask the building department at 801-298-6125 what the permit for the construction itself will need.
Can I scrape my popcorn ceiling myself?
Utah's asbestos rule exempts homeowners working in the home they live in, but the EPA still warns against scraping material that may hold asbestos. Have a sample tested first. A hired contractor working in a house built before 1992 needs the inspection either way.
Why does the same crack keep coming back over my door?
Something is still moving, either the framing or the ground under the house, and tape and mud alone can't hold a moving crack. Find the cause first; on Bountiful's slopes that can mean a call to a geotechnical engineer. Then the crack is opened up, taped with mesh and refinished.
How is a drywall estimate in Bountiful priced?
From the job itself: the square footage, ceiling height, the finish and texture, how much old material has to come out, whether a ceiling needs an asbestos test, and how easy it is to get materials in. Estimates are free. Call (801) 735-8491 or describe the job in the estimate form.
